LOCATION

The Mill House and Bluff House complex is located in Newton Counly, in the southwestern corner of the State of Missouri. The Complex is located in a subdivision named JOLLY MILL ESTATES. There is a Jolly Mill Estates Association covering 10 lots and 4 homes at this time. There are strict CC&Rs covering the subdivision. All owners are Board Members of the Association.

Jolly Mill Estates is a gated community, and is located adjacent to a private, non-profit park, Jolly Mill Park. The park is across Capps Creek from Jolly Mill Estates, which occupies the land on top of the bluff. This park is approximately 30 acres and encompasses the 1947 Grist Mill, which operates one morning a month. The park has picnic areas, a playground, a sawmill, a bandstand, and restroom facilities. The Mill pond and the creek are stocked with rainbow trout by the Missouri Conservation Department. All of the present homeowners of Jolly Mill Estates are also board members of the park.

Jolly Mill Park and Jolly Mill Estates are adjacent to over 1000 acres of land owned by the Missouri Department of Conservation. These 1000 acres will never be developed and are reserved for fishing and hunting deer, turkey, birds, etc.

This is primarily a rural agricultural area, with tree-covered rolling hills located on the edge of the Ozark mountains. We have plenty of rainfall.
